Fort Bragg Housing Guide 2026: On-Post, Off-Post and BAH

Fort Bragg housing comes down to one choice: live on post in privatized family housing run by Corvias, which takes your full Basic Allowance for Housing (BAH) as rent and covers maintenance, lawn care and baseline utilities, or rent or buy off post and keep whatever BAH you don't spend. Fort Bragg is military housing area NC182 in DTMO's 2026 BAH tables, so look up your rate before you decide.

Fort Bragg BAH: How to Find Your 2026 Rate

DTMO lists Fort Bragg as MHA NC182, FORT BRAGG, NC. Its 2026 component breakdown splits that area's BAH at about 82% rent and 18% utilities (DTMO, 2026). Some guides list NC181, but that code belongs to Elizabeth City. We don't print a rank-by-rank rate table here because DTMO's calculator is the only official lookup for your exact amount:

1. Open the DTMO BAH Rate Lookup.
2. Enter the ZIP code of your duty station on Fort Bragg, not the ZIP of the house you want.
3. Pick 2026 and your pay grade to see the with-dependent and without-dependent rates.

Three rules shape the on-post versus off-post math, per DTMO:

• One with-dependents rate. BAH distinguishes only between with and without dependents, so a family of six and a couple at the same grade get the same amount.
• Not meant to cover everything. DTMO says BAH isn't intended to pay every housing cost.
• Rate protection. If your status doesn't change, your BAH won't drop when new rates take effect on January 1.

For 2026, the Department of War's BAH release reported an average nationwide increase of 4.2%, effective January 1, 2026.

Fort Bragg On-Post Housing (Corvias)

The garrison's DPW Housing page confirms that Corvias is still Fort Bragg's privatized family housing partner. Family neighborhoods on Corvias's Fort Bragg site include Ardennes/Bataan/Pope, Casablanca/Anzio Acres, Corregidor/Bougainville, Hammond Hills, Linden Oaks, Nijmegen, Normandy/Bastogne Gables and Ste Mere Eglise. Linden Oaks has its own leasing office at 1 Hilltopper Street, Cameron (Corvias FAQ).

Who Qualifies

Per the Corvias FAQ, you qualify if you are active duty, assigned to an installation within 50 miles of Fort Bragg/Pope, with at least 12 months left. Your pay grade and number of dependents set the home size and rank band:

Single service members with legal custody of a child, or who are expecting a child, can also apply. Dual-military couples should file separate applications.

How to Apply

• Apply early. You can apply online once you're notified of assignment. Orders aren't needed to apply, only before move-in (Corvias FAQ).
• No documents to join the waitlist. Before you take a home, bring PCS orders, an end-of-month LES showing full BAH (or a DA 5960), your DEERS form (DD 1172-2), a DA 31 showing you cleared your last station, and renters insurance with your Fort Bragg address.
• Spouses can act for you with a special power of attorney that includes the DFAS clause.
• Leasing office: 2850 Compass Court, Fort Bragg, NC 28307, (910) 495-0878 (Corvias).

The Army also runs Army Housing Online User Services (AHOUS), which the HSO page links under its quick links. For Fort Bragg family housing itself, the application goes through Corvias.

How the Waitlist Moves

Corvias doesn't publish a fixed wait. Your place depends on the date you applied, then date of rank, then date of entry into service. Deployment, returning from overseas and EFMP enrollment don't give priority. Decline a home after viewing it and you drop to the bottom; a third decline removes you from the list. You have 24 hours to accept an offer. If you sign an off-post lease while you wait, you can stay on the list and give Corvias your lease end date. What Rent Covers

Your rent allotment equals your BAH and is paid automatically, in arrears. No security deposit is required. Lawn care, trash, recycling, pest control and 24/7 maintenance are included. Electric and gas are metered against a monthly baseline under the Live Army Green program; water and sewer aren't metered. Homes come unfurnished and unfenced, and a fence needs approval and is at your own cost (Corvias FAQ).

Pets

Fort Bragg housing is pet-friendly, but Corvias bars full or mixed Pit Bulls, Staffordshire Terriers, Chow Chows, Doberman Pinschers, Rottweilers, wolf hybrids, Great Danes, Presa Canarios, Akitas, Malamutes and Mastiffs from family housing areas (Corvias FAQ). If your dog is on that list, plan to live off post.

Unaccompanied Housing Basics

Barracks are managed by the garrison, not Corvias. DPW Unaccompanied Housing handles property management for all enlisted barracks, including transit and training housing. Contacts, per DPW Housing:

• Unaccompanied Housing: (910) 643-0596 or (910) 396-3917.
• Barracks emergency service orders: (910) 396-0321; in-person service orders at Building 251, Boxcar Street.
• Certificate of Non-Availability (CNA): (910) 396-3745. Start the CNA packet with your unit facility manager, S1 or command.

Corvias also runs Randolph Pointe, apartments for senior single and unaccompanied service members.

The Fort Bragg Housing Services Office (HSO)

The Housing Services Office helps with off-post housing, in- and out-processing, landlord-tenant disputes, school information and utility deposit waivers. It's in the Soldier Support Center, Building 4-2843, basement level near the elevators, at (910) 396-1022. Hours are 7:30 a.m. to 4 p.m. Monday through Friday, closed 11:30 a.m. to 12:30 p.m. for lunch.

Before you rent off post:

• Report to HSO first. HSO says you must report at your old and new duty stations, and shouldn't send any deposit before contacting the office.
• No rental partnership program. HSO says Fort Bragg has no off-post rental partnership program.
• Know your lease rights. The HSO FAQ summarizes N.C. G.S. § 42-45: you can end a residential lease early for PCS orders 50 miles or more away, a premature or involuntary release from active duty, or a deployment of 90 days or more.

Off-Post Rental Listings: HOMES.mil, Not AHRN

Many PCS checklists still point to AHRN. Military Times describes HOMES.mil as the Defense Department's replacement for the Automated Housing Referral Network. Fort Bragg's HSO page links HOMES.mil as its listing tool. Register to see landlord contact details, then run any lease past HSO before you sign.

Off-Post Housing: Commute by Area to the Gates

Off post you choose the school district, size and yard, and you also choose a gate. As of the schedule effective July 27, 2026, Long Street, Chicken Road, Yadkin Road, Honeycutt Road, R. Miller Road, Simmons Army Airfield, Canopy Lane and Linden Oaks are open 24/7. Rock Merritt, Butner and Manchester open 5 a.m. to 9 p.m. and close on weekends and federal holidays. The All American gate and Gruber Road Bridge closed on July 27, and the garrison expects construction to take up to 24 months (Fort Bragg roads update).
